The Malad-Goregaon IT corridor is a belt of office parks that runs from Malad to Goregaon in Mumbai. It follows two main roads, Link Road in the west and the Western Express Highway in the east. Its best-known office hubs are Mindspace Malad on Link Road and Nesco IT Park in Goregaon East. Global banks, IT firms, consulting giants and media studios all run large offices here. Together with Andheri, this stretch now draws about a fifth of all office leasing in Mumbai.

How the Corridor Grew

Mumbai's offices once sat mostly in Nariman Point and Fort, far from where people lived. By the late 1990s, rents there had soared and IT firms needed large, modern floors. Developers turned to the western suburbs, where land was available near the rail line and new roads.

K Raheja Corp began Mindspace in Malad around 1999 to 2000, with help from a global design firm. Around the same time, Nesco turned part of its big campus in Goregaon East into an IT park. Oberoi Realty built Oberoi Garden City with its Commerz office towers in Goregaon East. Over two decades, these projects turned a residential stretch into a major jobs hub.

The Main Office Parks

Mindspace Malad

Mindspace Malad sits on Link Road in Malad West. Its two REIT-owned Paradigm buildings alone offer about 0.8 million sq ft of space. Nearly all of it is let, with JP Morgan, Tech Mahindra and Concentrix among the tenants.

Nesco IT Park

Nesco IT Park sits on the Western Express Highway in Goregaon East, inside a 65-acre campus. Its IT towers offer about 16.5 lakh sq ft of office space, used by firms like KPMG. The same campus hosts the Bombay Exhibition Centre, which holds over 100 exhibitions a year.

Oberoi Commerz and Infinity IT Park

Oberoi Commerz forms the office part of Oberoi Garden City in Goregaon East, close to the highway. Infinity IT Park sits in Malad East near Dindoshi, and both add good office space to the corridor.

Transport Links That Power the Corridor

  • Malad and Goregaon stations on the Western line serve lakhs of daily commuters.
  • Metro Line 2A runs along Link Road, close to Mindspace Malad.
  • Metro Line 7 runs along the highway, close to Nesco and Oberoi Garden City.
  • Metro Line 3, the Aqua Line, ends at Aarey near Goregaon East and runs to South Mumbai.
  • The Goregaon-Mulund Link Road will add a fast route to the eastern suburbs by 2029.

Where Corridor Workers Live

Many people who work here live within a short train or metro ride. Malad and Goregaon offer the shortest trip, but prices there run high. Kandivali and Borivali, just north, give you bigger homes and more green space for the money.

Borivali sits only two to three train stops north of Malad and Goregaon. New branded homes there, such as Prestige Grove Park near the national park, suit corridor staff well. The project offers 2 and 3 BHK homes from about ₹2.55 Cr, with possession targeted for December 2031.

A Simple Way to Picture the Corridor

Think of the corridor as two parallel lines running north to south. The west line is Link Road, with Mindspace, two big malls and Metro 2A. The east line is the highway, with Nesco, Oberoi Garden City and Metro 7. The Western Railway line runs in the middle, with stations at Malad and Goregaon.

Most people who work here pick a home close to the line that serves their office. That one choice can save them an hour or more each day.

Why the Corridor Matters for Home Buyers

  • Steady office jobs keep rental demand strong across nearby suburbs.
  • Big employers attract well-paid tenants who can afford premium homes.
  • New metro lines and roads cut travel times and widen the housing catchment.
  • Office growth tends to lift home prices in nearby residential areas.
