Understanding Each Charge

Base Price

The base price is the rate per sq ft multiplied by the size of your home. At ₹34,000 per sq ft, it sits close to top Borivali pockets like I.C. Colony and Yogi Nagar. Confirm whether the rate applies to carpet area, as MahaRERA requires.

GST

Under-construction homes that are not in the affordable category attract 5% GST. The builder cannot pass on input tax credit at this rate. GST also applies to parking, club and location charges bundled into your agreement.

Stamp Duty and Registration

In Mumbai, stamp duty is 6%, which includes a 1% metro cess. Women buyers get a 1% concession, so they pay 5%. The registration fee is 1% of the value, capped at ₹30,000.

Floor Rise and View Premium

Most high-rise projects charge more for higher floors and better views. In towers of 45 to 50 floors, this can add up on upper levels. Park-facing homes may also carry a premium for their forest views.

Parking and Clubhouse

The project plans about 1,450 car bays across three basements and a 0.7-acre clubhouse. Ask whether the price includes parking or if Prestige charges per bay. Also check the one-time clubhouse fee before you sign.

Advance Maintenance and Deposits

At possession, most builders collect 12 to 24 months of maintenance in advance. Some also collect a sinking fund or corpus for long-term repairs. These amounts go to the society once it takes charge.

Charges You Should Question

Not every charge on a cost sheet is fair or legal, so watch out for the ones below.

  • Any charge for common areas when the price is already on carpet area.
  • Separate fees for amenities that the brochure listed as included.
  • Very high "development charges" with no clear explanation.
  • Transfer fees that exceed what the society rules allow.

Ask for a written reason for any charge you do not understand.

How to Lower Your Total Cost

  • Register the home in a woman's name to save 1% on stamp duty.
  • Book early in the pre-launch stage, when rates are usually lower.
  • Pick a lower floor if you do not need a high-floor view.
  • Negotiate parking and clubhouse charges before you sign.
  • Compare home loan offers to cut interest costs over the tenure.
