When you compare builders, look for three signals together. First, check an independent grade such as CRISIL. Next, study the number of projects the builder has handed over. Finally, visit one or two finished buildings and talk to people who live there.

Many builder websites list long rows of awards with no name, date or source. You can test any such claim in a few minutes before you trust it.

• Search the award name along with the year and the builder's name in news sites.
• Check whether the awarding body is a known agency, a government body or a trade group.
• Look for a rating report, such as a CRISIL rationale, which you can read in full online.
• Treat paid or sponsored awards with care, since many events sell their titles.
• Give more weight to grades and ratings than to event trophies.
